For over 20 years O’Brien’s Auction Service has provided honest, professional auction services to hundreds of Mini Storage facilities.

Each month our Auction Schedule is mailed to over 1,500 buyers throughout California. If changes occur to the schedule, time permitting, postcard updates are mailed to buyers affected by the changes. This assures reliable buyer notification.

At the auction we post our “Terms and Conditions of Sale.” Special terms or conditions that your company requires can be included, for example, No Smoking.

When the auction is completed our auctioneer collects the money from all successful bidders, charges sales tax (when applicable), and issues each successful bidder a “Bill of Sale.” The Bill of Sale includes three copies. The auctioneer retains one copy, the second copy is provided to the company and the third is given to the buyer. This assures proper record keeping of the sale.

Each successful bidder is also charged a refundable cleaning deposit for each unit bought. This cash deposit is collected at time of payment and is attached to the company’s copy of the Bill of Sale. After the buyer properly cleans out the unit(s) the company refunds this deposit.

Finally, our auctioneer furnishes the company with a Final Settlement Form. The form documents gross sale, sales tax collected, auctioneer’s fee and net proceeds. We collect sales tax and file these collections with the California State Board of Equalization. Your bookkeeping and paperwork is greatly reduced.

We also offer a video inventory service. During this process we will cut the unit locks (with the manager), take a video inventory of each unit, and then place a special anti-tamper seal on the unit. We give you written inventory with an approximation of what we consider the unit will sell for.
